Throughout all contracted works, whether new builds or renovations, our Project Manager is available on site, at all times, to answer questions and queries directly from a client or in the case of a Community, from an owner.
When dealing with Communities, where multi ownerships are involved, it is important that all owners are confident that their money is going to be spent carefully and wisely. So all our estimates are presented in Spanish and English.
Our services are not just confined to construction and renovations.There is always a fair amount of paperwork that needs to be dealt with, which we will be able to assist you.
General Information.
When purchasing land with the intent of constructing a new build, we would advise you on how to get the land checked out for rightful ownership and have a search done to see if construction is allowed on that land and in that area. You will need an Architect to draw up house plans, which will then be sent off to the Collage of Architects in Almeria to be registered. Building permissions must then be granted from the Town Hall and when construction is complete and you have received your First Occupation License, contracts to connect to water, electricity and telephone can be completed. Then once your Deeds have been notarized, your property must be registered for rates and tax purposes.
If you are renovating a property and intend to build an extension or do any kind of structural changes you will still need an Architect and building permission from the Town Hall.
Internal renovations such as refurbishing bathrooms, kitchens, the re-tiling of floors and similar works can usually be done with an ´obra menor ` or small works license from the Town Hall. A description of the works still has to be presented and a fee paid.
Many people still think that they can get away with not applying for these permissions from the Town Halls. They are wrong. If you get caught, which you are likely to these days, you will be fined, the work will be stopped and if it is proven to be illegal, the offending structure could be knocked down.
It's not always as straightforward as you think and can end up costing you dearly if you don't get good, sound advice and direction.
